EICR Scotland Inspection & Testing

An EICR is the formal inspection of your property’s fixed wiring: circuits, consumer unit, earthing, bonding, the lot. Landlords need one every five years by law. Homeowners are advised to have one every ten.

We carry them out across Scotland for private landlords, letting agents, homeowners, HMO operators and commercial premises.

You get a fixed price before we arrive, a full report with schedules of test results, and a clear quote for anything that needs putting right.

Every inspection covers:

• Full visual inspection of the fixed installation
• Individual testing of every circuit, not a sample
• Consumer unit, earthing and main protective bonding checks
• RCD operation and trip time testing
• A completed BS 7671 report with full schedules of test results
• Every observation coded C1, C2, C3 or FI
• A plain-English walkthrough of the findings before we leave
• An itemised remedial quote if anything needs fixing, with no obligation

Anything coded C1 is made safe before we leave the property. That is included, in the cost of an EICR, not extra.

Private landlords

Unsatisfactory report? We do the remedial work too

This is the part most EICR firms leave to someone else.

A report comes back Unsatisfactory if it carries any C1, C2 or FI observation. At that point you need the faults fixed and certified before the report means anything, and a lot of landlords lose weeks finding a second contractor who will take the job on.

We quote the remedials line by line, against the codes on the report, and carry out the work ourselves.
