HomeRewires pricing strategy is slightly different to most due to the volume of rewires we carry out. We aim to have a detailed quote to you within 2 hours of our surveyor visiting your home. When we issue your rewire quote it is a fixed price and will not change unless you make major changes on the day of electrical installation. Our price is mostly derived from the timescale and manpower used.

Here are some typical guide costs for full rewiring including plasterwork repairs. These costs can vary so its always best to carry out a full survey.

The final cost of your project will depend on the difficulty of the rewire in terms of access and whether the property is occupied or unoccupied.
Specific items such as downlight's will add further costs.
Larger and complex projects priced per individually.

Specification

Basic rewires include a new consumer unit, wiring for up to ten circuits, all standard accessories such as sockets and switches, plus earth bonding, external lighting and smoke alarms. There is an allowance for each item on the quote, for example we allow up to five double sockets in your lounge. Included in your rewire are fresh new sockets and switches throughout. We insist on using only quality products that will last the test of time. We have preferred manufacturers but can accommodate any specific brands you like. We can install extras such as extractor fans, shaver points, decorative light fittings, flush spotlights, carbon monoxide alarms, bespoke accessories, garage installations, aerial points and networking cables amongst others. Timescale

On your initial survey we will estimate a timescale for the project and discuss any limitations or preferences you have. Occupied houses require a little more planning to meet the suggested timescale. Occasionally we might ask you to vacate the property for a night to meet a timescale, although we appreciate this doesn’t suit everyone. We rewire most properties in 1-2 days.

How Much Does Rewiring Cost?

The cost of rewiring a house can depend on many factors. Some electricians will offer a ‘price per point strategy’ which basically means as an example, £35 per socket outlet, and £25 per light switch.

This is then multiplied to determine a quote for rewiring your home.

Some our the key factors in determining the cost of rewiring your house…

The size of the property. Naturally a 4 bedroom house will cost more than a 1 bedroom flat.

  • The access available in attic space or crawl space.
  • Whether the home is occupied during the rewire or the property is empty.
  • The type of property, whether its a house or a flat.
  • The position of the property, if its a detached, semi-detached, terraced or a top, middle or bottom flat.
  • The fabric of the building, Some homes are constructed with plasterboard which is easy to work with and some homes can be solid concrete which can be really really tough and add on a lot of time.
  • The period and age of the building and whether it has any decorative delicate features to negotiate such as decorative cornice, high skirting boards or finished floors.
  • The specification of the electrical plan and the fixtures and extras you choose such as decorative sockets, additional external sockets or downlight fittings.
  • Your location and logistical challenges such as parking.
  • How soon and quick the works need complete.

One Bedroom Flats

One bedroom flats can be very easy to rewire depending on the flat position. A typical starting cost to rewire a one bedroom flat would be £1995+VAT. A one bedroom flat will typically consist of a new consumer unit and around 6-8 circuits including lighting and sockets, We would expect a one bedroom flat to have around 15 double sockets. Top floor flats are the easiest electrical rewires providing there is attic space above, and as such have the lowest cost.

HomeRewire Scotland will rewire most one bedroom flats in one day, including plastering repairs. If the property is occupied you should allow an additional £500+VAT approximately.

Three bedroom semi-detached houses

Three bedroom semi detached homes are really popular. These typically start from £2995+VAT and would include around 9-12 circuits as well as external lighting and occasionally an outbuilding or garage. A garage installation can add around £300-750+VAT depending whether the garage is attached to the property or not. Rewiring of three bedroom houses may still be complete in one day including plaster repairs. This depends if the rewiring is straightforward. If not, rewiring may require a few hours on the second day. The big difference in difficulty with these properties comes with the wall type and whether its plasterboard or brick which can make a difference to the price and timescale. If the property is occupied you should allow an additional £500-700+VAT.

Five Bedroom Detached House

Generally the bigger the house the more work is involved. It will cost more to rewire and take longer to complete. Larger homes may have up to 25 circuits and required additional consumer units and sub-mains cables. A five bedroom home can typically cost around £4995+VAT for a standard specification. Its common for larger homes to have many extras including networking cables, additional lighting, downlight and other additional items which can add to the cost., Most properties of this size will have a garage which can add £300-750+VAT depending on whether we have to bury the cable.

We still pride ourselves in being extremely quick in these larger properties and can completely rewire some 5 bedroom homes in just three days including plaster repairs.

If the property is occupied you should allow an additional £700-1000+VAT. It’s important to arrange a survey to get an accurate quote for your rewiring works. Properties come in all different shapes and sizes, and our pricing strategy really depends on the ease of works. We may survey your home and discover that its very very straightforward and then be able to offer you a quote lower than all guide prices stated. On the other hand it could be a very difficult project, and need an extensive budget.
